Speculation is tempting. Everyone loves the idea of buying a property and doubling their equity in 18 months. But that’s not how I build wealth—and definitely not how I operate in Denver.
I focus on local, cash-flowing properties for a simple reason: they’re predictable. They let me control the outcome instead of gambling on appreciation or macro conditions.
Here’s what that looks like in practice:
Most of the time, I’m not buying the trendiest properties. I’m buying the ones others overlook. The slightly outdated house with a great layout. The duplex with a long-term tenant and under-market rent. The under-managed fourplex in a stable area.
Real estate doesn’t have to be flashy to work. In fact, the best deals are usually quiet, boring, and steady.
That’s how I operate. That’s how I’ll keep building.
